You know about the house. But what about the neighbourhood?
Buyers spend months on the property and about twenty minutes on everything around it. The three below are true of every purchase in Perth, whether it is a first home, an investment, or the next step for a family.
A home open is twenty minutes on a Saturday.
You see it in good light, windows shut, coffee on the bench. You do not see the Tuesday six o'clock flight path, the freeway at peak, or what the street sounds like at eleven at night.
The selling agent works for the seller.
That is not a criticism, it is the arrangement. Nothing in a listing is required to tell you what is around the property, and nobody at the home open is being paid to bring it up.
What hurts resale is usually outside the fence.
Bushfire zoning, a floodplain line, an aircraft noise contour, a road two streets over. You can renovate a kitchen. You cannot renovate any of these, and they follow the address long after you own it.

Is it actually free?
Yes. No card, no account, no trial that turns into a subscription. We give it away because it is the first thing we run on any property a client asks us about, and because some of the people who read one eventually want a person to look at a property properly.
Do I have to give you my email?
Not to read the report. The whole thing appears on screen and you can close the tab. We only ask for a name and an email if you want the PDF, and the tick that comes with it says exactly what you are agreeing to rather than hiding it in the fine print.
Is this a valuation or an inspection?
Neither, and we will not pretend otherwise. It is an automated first-pass screen of the location. It does not tell you what the property is worth, and it says nothing about the roof, the stumps, the wiring or the termites. You still need a building and pest inspection, a title review and your own legal advice. Valuing a property is a separate paid report that a licensed person writes.
Where does the data come from?
DFES for bushfire, DWER for floodplain, the WAPC for aircraft noise contours, Main Roads WA for traffic counts, and WA Police for the two crime readings. Every line in the report names its own source, so you can go and check any of it.
Does it cover my suburb?
Perth metro. That is positioning rather than a limitation: this is a Perth buyers agency and the benchmarks are drawn against Western Australian data. Enter an address outside the area and the tool will tell you so rather than guess.
What happens to the address I type in?
It runs the checks, and it is stripped out of the page URL before any analytics or advertising tag can read it. We do not hand the property you are looking at to Meta or to Google. If you never download the PDF, we have no way of knowing who you are at all.
