The selling agent already gave me a price guide. Is this not the same thing?

No, and the difference is who each of us works for. A price guide comes from the person paid by the seller to get the highest number they can, and it is doing a job. We take no commission, referral fee or kickback from anybody, so the only person our number can serve is you. That is also why we will tell you to walk away when the evidence says so, which is a sentence a selling agent is never going to write.

What if there are barely any comparable sales for this property?

Then we say so, plainly, and we tell you what that means for how much confidence to put on the range. Thin evidence is a finding about the property, not a gap in the report: it usually means a wider range and a more careful ceiling, and the report shows you which sales did the work and where they stopped being comparable. If we cannot get to a straight answer at all, we tell you that too and refund you.

The property is going to auction. Is the report still useful?

Yes, and arguably more so. Auction is where a walk-away price earns its keep, because the room is designed to move you past it. You get the same range, the same ceiling and the same reasoning, and knowing the number before you are standing there with your hand up is the whole point.

I need to make an offer this weekend. Can you really turn it around?
