What the public data says about Como: who lives here, what the offence rates are, and where the figures sit against the rest of the state.

Suburb summary
Como is a suburb where the type of property matters almost as much as the location. More than half of its 6,539 dwellings are semi-detached homes or townhouses at 52.5%, compared with 32.8% separate houses and 14.5% apartments. Households average just 2.1 people, so this is not a suburb built around large family homes in the traditional sense.
The demographic profile is strong. Median weekly family income is $2,550 compared with $2,112 for the middle Western Australian suburb, full-time employment is 59.2% against 56.2%, and 42.6% hold a bachelor degree or higher compared with 23.9% across the state. 40.3% of dwellings are rented. Public housing is 3.1%, above the middle suburb of 1.5% but still below Knome's concern point of 4.6%.
Crime is mostly unremarkable. Overall crime probability is 8.6 offences per 100 residents against a middle suburb of 7.1, well below the 12.71 concern point. Burglary and property damage sit above the middle, while social stability, motor vehicle theft and assault sit below it.
Knome would be very careful about treating Como as one market. A detached house should not be valued off a townhouse simply because it is nearby, and the exact pocket matters enormously. Some river-facing houses get the view but also significant traffic noise from one of the busiest sections of the freeway, so the river premium is not always as straightforward as it looks. Higher-rise apartments can benefit more from that outlook because elevation can improve both the view and the separation from road noise. Properties bordering the golf course can also command very different values again. In Como, dwelling type, outlook, noise and the specific part of the suburb can matter far more than a suburb-wide average.

Rates are offences per 100 residents. The typical WA suburb is the middle suburb, so half sit above it. A rate in the highest quarter for the state is where it starts to become a concern. Lower is safer.

Rated figures show where this suburb sits among Western Australian suburbs. Strong is the better half of the state and the far end is the outermost quarter, so the word means the same on every row. The scale always runs low to high, so green is on the right where more is better and on the left where less is.

Against an address, not a suburb
Four more checks only mean anything against a real address, because the answer changes between two streets and sometimes between two sides of one. They are what the free Red Flag Report runs, on screen, in seconds, without asking for anything.
Whether the property sits in a bushfire prone area on the state's mapping.
Whether the floodplain mapping reaches the block, which the suburb name never tells you.
Distance and exposure to the roads that carry the traffic, street by street.
Where the property sits under the Perth Airport flight paths and noise contours.
Addresses are a matter of public record, published by Landgate and the portals. Knome never names who bought a property.
