Rokeby Road is the spine, and the strip has been turning over rather than standing still. Subiaco Continental opened as a 400 seat modern tavern on the corner of Roberts and Rokeby as part of the One Subiaco development, and the City of Subiaco has been publishing a steady run of new eateries and retailers taking space along the strip. The wider Subiaco listing is deeper than most suburbs manage, which is what happens when a suburb has been a destination for forty years rather than four.
Education is the standout. 56.3% of residents hold a bachelor degree or higher against 23.9% across Western Australia, and 70.6% hold a post-school qualification of some kind against 51.1%. Certificate III and IV qualifications are 6.2% against 17.8%. Median weekly family income is $3,315 against a middle Western Australian suburb of $2,112, full-time employment is 61.6% against 56.2% and unemployment is 3.9% against 4.5%. Public housing is 4.7% against a middle of 1.5%.
That figure is worth taking past the suburb average. What matters is concentration rather than the percentage itself, and a suburb-wide 4.7% can mean dwellings dispersed across the whole suburb or a concentrated pocket of them, which are very different propositions for a buyer. The point is that concentrated disadvantage has repeatedly been linked with higher crime and antisocial behaviour, so it is a question to answer against a specific address rather than off a suburb figure. It is one of the checks Knome runs on a property during a search, and in Subiaco it is worth running.
The tenure figures say something the headline numbers do not. Owned outright is 28.7% and owned with a mortgage 24.1%, so more households here own their home outright than are paying one off. That is the reverse of Mount Hawthorn and North Perth, and it describes an established suburb where people have arrived and stayed rather than one being actively bought into.
Crime sits in the ordinary range and none of it reaches a concern point. Overall crime probability is 10.5 offences per 100 residents against a middle suburb of 7.1 and a concern point of 12.71, which is elevated without being flagged. Burglary is 0.54 against 0.32 and motor vehicle theft 0.13 against 0.12, both within the typical band. Property damage at 0.69 against 0.7 and assault at 0.88 against 1.28 rate strong, and so does social stability at 0.8 against 1.14. A suburb with a rail station, a commercial centre and a strip that draws people in will carry activity that its 9,940 residents did not generate.
Three property types at 38.8%, 19.3% and 41.7% means three markets, and in Subiaco the gap between them is wider than most: a period house on a traditional block and an apartment in a recent development are not comparable in any useful sense, whatever the distance between them. Subiaco runs from the density around the station and Rokeby Road out to quiet residential pockets, and the suburb median describes neither.
