Put those figures together and Mount Hawthorn reads as a family suburb, which is becoming increasingly hard to find this close to the city.
The Scarborough Beach Road strip is part of the appeal, but it does not overwhelm the suburb. Sonny's and The Cabin are neighbourhood wine bars, La Madonna Nera does Italian, and the wider strip feels like somewhere locals walk to rather than a destination the rest of Perth drives across town for. That is exactly how a good neighbourhood centre should work.
The demographics are excellent. Median weekly family income is $3,440 against $2,112 for a middle Western Australian suburb. Unemployment is just 3.0%, 46.8% of residents hold a bachelor degree or higher and 66.2% have a post-school qualification. The number that probably says the most is the 42.0% of dwellings held with a mortgage. People are still actively buying their way into Mount Hawthorn and paying a premium to stay there.
Crime is about as clean as the data gets. Every major measure sits below the middle Western Australian suburb. Overall crime probability is 4.5 offences per 100 residents against 7.1, assault is 0.59 against 1.28, burglary 0.24 against 0.32 and motor vehicle theft just 0.04 against 0.12.
Knome has a lot of love for Mount Hawthorn and still believes it is undervalued relative to what it offers. There are pockets here that are genuinely beautiful places to live, particularly around Anzac Road and the residential streets running off it. Established homes, mature trees, quiet streets and enough distance from Scarborough Beach Road to feel properly residential, while still being able to walk back to the strip.
Buying here is mostly buying a house, because there is very little else. With only 4.3% apartments and more than 70% owner occupation, supply is naturally tight and good stock does not appear often. That makes patience more important than compromise.
Mount Hawthorn is not cheap, but it still feels underpriced when compared with some of the inner-ring suburbs that carry more prestige while offering less amenity, less family housing and worse streets. When the right house appears in the right pocket, particularly around Anzac Road and its offshoots, this is one of the areas Knome would be very comfortable buying and holding for a long time.
