North Perth sits 2.9 km from the Perth CBD and has 9,623 residents across 3,883 dwellings. What stands out is that it is still a genuine house suburb this close to the city. Separate houses make up 65.4% of dwellings, townhouses 18.5% and apartments 15.9%. Almost two thirds are owner occupied, the median age is 38 and the average household is 2.3 people.
Angove Street is the centre of it, with Fitzgerald Street running alongside. Satchmo has been on Fitzgerald Street for around a decade with its New Orleans and New York deli idea, vinyl and live jazz, while Il Locale gives Angove Street a proper neighbourhood Italian. The wider strip leans more towards cafes than restaurants, which suits a suburb where most of the people using it live within a few streets.
North Perth Primary School is another genuine positive. Its academic results sit comfortably above national averages and attendance is strong. The school serves a highly advantaged student population, so good results should be expected, but its recent Department of Education review was also positive about the teaching itself, particularly explicit instruction, daily review, structured assessment and the use of student data. It does not quite reach Highgate Primary's level, but it remains a very strong local public school.
The demographics are excellent. Median weekly family income is $3,161 against $2,112 for a middle Western Australian suburb. Full-time employment is 60.3%, unemployment 4.1%, and 45.4% of residents hold a bachelor degree or higher against 23.9% across WA. This is a heavily professional, university-educated population.
Crime is quietly good. Motor vehicle theft, assault and property damage all sit below the middle suburb benchmark. Burglary is slightly higher at 0.43 offences per 100 residents against 0.32, but still well below the concern point.
From a property perspective, North Perth gets interesting when a good freestanding property appears in the right pocket. Supply is genuinely tight, with roughly two thirds of dwellings owner occupied, so buyers should expect a narrow field. That does not mean buying whatever becomes available. Availability and quality are two very different things.
