Victoria Park sits 4.0 km from the Perth CBD and holds 9,334 residents across 4,185 dwellings. Albany Highway runs through it and is most of the reason people outside the suburb know it: a long strip of restaurants, cafes and bars that draws diners from well beyond the postcode. It is still attracting serious cooking rather than coasting on the ones already there. Magnolia BBQ, which runs two nights a week out of a coffee shop on the highway, was named among Perth's best new restaurants of 2025 by Broadsheet. The strip also rewards looking around, with plenty of smaller venues that are easy to miss if Albany Highway is treated simply as a road through the suburb.

The suburb is young and largely rented. The median age is 35 against 38 across Western Australia, the average household is 2.1 people, and 52.6% of dwellings are rented against 44.9% owner occupied. The income and employment figures are strong. Median weekly family income is $2,413 against a middle Western Australian suburb of $2,112, and full-time employment is 59.4% against 56.2%. Education follows the same line, with 40.8% holding a bachelor degree or higher against 23.9% across the state. Unemployment at 4.7% and public housing at 1.7% both sit close to the middle suburb.

Crime has to be read with the strip in mind. Three of the six measures sit above Knome's concern point: overall crime probability at 13.5 offences per 100 residents against 12.71, property damage at 1.54 against 1.36, and motor vehicle theft at 0.27 against 0.24. Social stability, burglary and assault do not. These rates divide recorded offences by the 9,334 people who live here, and a suburb whose main road attracts visitors from outside Victoria Park carries activity that is not generated exclusively by residents. That does not make the figures wrong and it does not make them meaningless. It means they need to be understood in the context of a suburb containing a major entertainment strip rather than being read as a description of every residential street within it.

The housing mix is unusually balanced. Separate houses account for 38.4% of dwellings, townhouses 36.7% and apartments 24.6%. Those are three different property markets, and a sale in one should not automatically become a comparable for another. With 52.6% of dwellings rented, Victoria Park is a genuine investor market as well as an owner occupier one. The combination of CBD proximity, Albany Highway amenity, strong education and income figures, and a large stock of smaller dwelling configurations creates a compelling case for investors seeking properties with broad rental appeal.

Knome would be very specific about where in Victoria Park rather than treating the suburb as one uniform market. Proximity to Albany Highway can be both the attraction and the compromise. For some buyers, being able to walk to restaurants, cafes and shops is exactly the reason to buy here. For others, traffic, parking and activity make being a few streets removed more desirable. The answer changes street by street and property by property. If the location, dwelling, price and purchasing parameters all stack up, there is no reason to wait for a theoretically perfect property. The objective is to recognise a good opportunity when one appears and be ready to secure it.
